Many experienced agents focus on only listing properties, which will deprive themselves of what the buyers want, need and prefer in the changing market.
Yes, it is usually easier to be a listing agent, however, to benefit the sellers, agents need to also know what the buyers want, need and prefer today, not yesterday. Because I continue to work as a listing agent and buyer’s agent, I have more knowledge to be able to walk into a home and know fairly accurate on what the buyers would like and dislike.
As a result, if the sellers are willing to listen and work with me on getting the home ready for sale, we have a much better chance on selling it faster and for a better price. As for the buyers, they have been out looking for homes and they know the inventory/condition of the comparable homes better than the sellers. As a result, they will know a good deal home when they see one.
